Preconstruction Manager

Description

The Preconstruction Manager will work primarily on Construction Manager at Risk, Design-Build, and Design/Bid/Build projects within our core markets: higher education, K-12 education, manufacturing, religious, museum, historic restoration, and other commercial construction. Depending on the specifics of the project, the Preconstruction Manager/Estimator may be the primary day-to-day contact for the Owner and the design team. On more complex pursuits, the Preconstruction Manager/Estimator may support a Vice President of Preconstruction.

Duties and Responsibilities

Handling the project from conceptual design estimate all the way through subcontracts being formalized.

Ability to make reliable predictions regarding cost and be comfortable estimating across all scopes of work.

Must have experience preparing detailed conceptual cost estimates and conceptual cost studies from schematic or feasibility-level documentation.

Ability to prepare detailed estimates and, as the design evolves, develop variance summaries between estimates. Ability to perform value engineering studies throughout.

Ability to create preconstruction schedules and update as needed.

Work in partnership with the Operations Team to prepare constructability reviews, logistics planning, and scheduling.

Must have knowledge and understanding of unit costs and the factors that affect construction cost.

Ability to prepare detailed instructions to bidders and comprehensive bid packages.

Must have experience with the bidding process: soliciting bids, communicating with the bidders, evaluating subcontractor proposals, etc.

Make subcontractor award recommendations to customer/owner and the negotiation and finalization of subcontracts with trade partners.

Must be prepared to participate and often lead the preparation and presentation of cost/budget information to the customer/owner.

Must be prepared to participate in request for proposal responses (RFPs) and the formal presentation for a project.

Ability to engage and develop business with new and existing customers.

Qualifications

Bachelor’s degree in Construction Management, Architecture or Engineering, or a combination of education and relevant experience. 5+ years of applicable estimating and/or project management experience. Proficient computer skills in Microsoft Office Suite, estimating & take-off software (CostX or similar), BIM tools (Revit, Assemble, etc.), and scheduling software (Primavera or similar).
